What a roofer invoice should show
A roofer invoice is a standard UK invoice with the trade details a homeowner, insurer or builder expects: your name and address, a unique invoice number, the invoice date, the client name and the property, and the work itemised. Split labour, tiles, felt, leadwork and any scaffolding onto separate lines, add VAT only if your business is VAT-registered, and reference the property address on every invoice — insurers and landlords match payment to the address, not to your name.
- Labour — hours or days at your rate, or a fixed price for the job.
- Tiles and slates — listed by type and quantity so the client sees what was supplied.
- Felt, lead and flashing — materials bought in, on their own lines.
- Scaffolding — a separate hire cost, often a pass-through.
For insurance claims, the invoice needs to read like a quote the insurer already approved: line by line, with materials identifiable, so the claims handler can match it to the scope of work without calling you.
Milestone invoicing for big roofs
A full re-roof runs for days and ties up materials and labour. Agree a payment schedule before starting — typically a deposit for materials, a stage payment at felt and battens, and the balance on completion. Invoice against each milestone and reference the agreed schedule so the client sees where this payment sits.
VAT for roofers
Only VAT-registered businesses charge VAT. Most self-employed roofers are below the £90,000 VAT threshold and issue invoices with no VAT at all. If you are registered, tick the VAT box and the invoice shows the net, VAT and gross totals a VAT invoice needs. If you are not registered, leave the box unticked and no VAT appears.
Records for self-assessment
Every invoice is income for your self-assessment return. Keep the PDFs, mark each one received once paid, and your income figure is the total of what you invoiced. A folder of invoices per job is the simplest way to know that number when the return is due.
